Buyer's Agent Compensation 101:
What does it cost, and how do you help me?
One of the most confusing aspects of
purchasing a home is the compensation agreement between your agent,
yourself, the seller's agent, and the seller.
Here's how it works. The seller
enters into an agreement with his agent when he/she is ready to put the
property on the market. The seller usually agrees to pay around 5-7% of
the sales price of the home from the proceeds of the sale. The seller's
agent then advertises this property to the rest of the licensed real estate
community with a 3% incentive if they bring a buyer.
If the listing agent is able to procure a
buyer by him/herself, then they keep the 5-7% commission. However, more
than 90% of properties are not sold solely by the listing agent, so they expect
to pay out the 3% to a buyer's agent. That is where we come in.
If you choose us to
represent you in your home purchase, we will help you locate a home. Once
you find one you like and are ready to present an offer on that property, we
will help you come up with an appropriate offer price. The appropriate
price can be determined by similar homes that have recently sold in that
neighborhood. We get a price per square foot average, and apply that
average to the home you are interested in buying. We then make
adjustments for amenities that differ from the other comparable
homes. We also structure the contract so that repairs will be made
for items that come up in the inspection that we order for you. By
negotiating sales price and repairs on your behalf, we typically save our
clients $6000 over what they would be getting from the seller if they tried to
negotiate on their own.
